What Fire Detection System Does a Hotel Need to Be Compliant in 2026?
Hotels present one of the most demanding environments for fire detection. With large numbers of guests unfamiliar with the building, complex layouts, and round-the-clock occupancy, getting fire safety right is both a legal obligation and a duty of care to every person on the premises.
The Legal Basis for Hotel Fire Safety
Hotels fall within the scope of the Regulatory Reform (Fire Safety) Order 2005, which requires the Responsible Person to carry out a fire risk assessment and implement appropriate fire detection and warning measures. The relevant British Standard for hotel fire detection is BS 5839-1, which was updated in 2025 with specific provisions for sleeping accommodation.

What the 2026 Standard Requires for Hotels
The updated BS 5839-1:2025 standard places greater emphasis on early warning systems in sleeping areas. Key requirements for hotel fire detection systems now include:
- Addressable fire alarm systems for hotels of any significant size, enabling precise identification of the alarm source.
- Smoke detectors mandatory in all sleeping areas, corridors, and escape routes.
- Heat detectors in kitchens and other areas where smoke detectors would generate false alarms.
- Automatic transmission of alarm signals to a remote monitoring centre for 24/7 coverage.
- Voice alarm systems recommended for larger hotels to provide clear, directional evacuation instructions.
Addressable vs. Conventional Systems for Hotels
For all but the smallest hotel properties, an addressable fire alarm system is the correct choice. Unlike conventional systems, addressable systems identify the exact detector or call point in alarm, dramatically speeding up response and reducing unnecessary evacuations due to false alarms.
J-Tech.systems designs and installs fully addressable hotel fire detection systems that meet all current compliance requirements, and we work with hotel operators to develop fire alarm management procedures that protect guests, staff, and the business alike.
